Minutes of Meeting

February 19, 2009 - 7:00 pm

FAIRWOOD WEST HOMEOWNERS ASSOCIATION

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order on Thursday February 19th, 2009.  Trustees in attendance were Cecile Blumenzweig, Pat Wyre, David Mahowald, Lou Carlascio, Adrian Ryneveld, Amrik Pandher and Dan Rystrom.  Also in attendance was King County Sheriff Officer Sam Shirley, 3 homeowner’s and Barb Simeona, Association Bookkeeper.

~ MONTHLY REMINDERS ~

Spring is on its way and homeowner’s will soon be starting home and yard improvements.  Please remember to send in Architectural Request Forms.  These must be submitted and approved before any “building” begins.  Forms are available in the Fairwood Flyer.

Minutes of Previous Meeting – The minutes from the January 2009 meeting were accepted as presented. 

Fire District 40 – There was no representative present to report.

King County Sheriff’s Report – King County Sheriff Officer Sam Shirley was present to report.  He reported that the biggest issue in the area is the ongoing burglary spree.  There is one reported almost every other day in the Fairwood area which is significantly more than usual.  They have arrested 3 sets of burglars and it is still not slowing down.

A helpful hint – if you hear someone knock at your door and you do not want to open it because you do not know them – do not ignore it.  Be rude and tell them to go away.  This makes sure that they know someone is home.  These burglars are ringing the doorbell and/or knocking until they are satisfied that no one is home and then they go around to the back of the home and break in. 

Make sure your home alarms are on.  Also check into “glass breaking alarm” systems.  In some instances the burglars are breaking glass on the sliders and then the motion alarms do not go off.

They are taking TV’s, laptops, jewelry, anything small they can get quickly and sell. 

Record your serial numbers – better yet – get an engraver and engrave your driver’s license number on them.  This way your items can be identified as yours more quickly.

Watch your neighbor’s homes and pay attention.  The burglars are backing right up into the driveways. 
Call 911 if you see something or have something suspicious happen.  Get the best description you can for identification purposes.  Most of the burglaries are happening in the day time and most are caught by alert citizens.

Sam reported they are also watching abandoned cars, tagging etc.

Cecile asked about a whole neighborhood block watch program.  Sam noted that the best way is for each individual block to form their own.  Sam agreed that the board could hold one large “informative meeting” to give homeowners the details.  The board will pick a date; notify Sam and advertise it to the association.  Please watch for future information on this.

Homeowner Comments – Nothing to report.

Homeowner Covenant Enforcement Appeals – One homeowner was present to appeal their covenant enforcement fines.  Please remember that homeowner’s are not being singled out.  The board is working hard on trying to make the neighborhood nice for all owners.  Communication is the key !  If you receive a letter from the board – communicate by calling or writing.  Do not ignore the letters.

Security – Adrian Ryneveld reported Sam is giving crime statistics to Adrian.  Adrian is in the process of researching what services are being received from King County.  Feels there are a few items that the association benefits from having King County officers as security.  He should be able to report at the March meeting on this findings. 

He is working other security angles also because he feels that the association should get true “value” for their money.

Financial Report – The financial report was accepted as presented.

Barb reviewed the Rainier Collection agency report along with the normal past due listing.

Treasurers Report – Nothing new to report.

Architectural Control Report – Amrik noted he has not received anything from any homeowners.  Adrian made a suggestion that the board be “pro-active” on what is being done in the neighborhood as far as building etc.  Please see the note about architectural control forms in the “friendly reminder” section of these notes.

Common Properties Report – Pat reported that she had the temporary fence put up to surround the lower part of the park.  She noted that the park has been busier with the nicer weather.

Pat noted that there is a group of Fairwood West homeowners that has been working on the 3-way stop at 164th. 

Community Events – Eileen Richard was present to report that the Easter Egg Hunt for 2-10 year olds will be Saturday April 11th from 3-4 pm in the Fairwood West Park.  Please bring your own baskets. 

The annual Garage Sale will be June 26th – June 28th from 9 am to 5 pm daily.

Pride In Ownership – Nothing new until Spring.

Covenant Enforcement – The board reviewed all the homes that were previously in process. 

2 violations were complied with in February – thank you those homeowners !

New letters will be sent out next month.

Barb reported that in 2008 a total of 71 covenant enforcement letters were sent out.  Of those 71 letters that were sent out 64 were completed, 5 are in the fining process and 2 are in the letter process.

The next monthly meeting of the Fairwood West Homeowners Association will be held on Thursday March 19th, 2009 at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE.  Meetings are now held in the portable building on the property.
